Pricing
Annual maintenance contracts are priced by property type. Renovation is quoted per project. Everything below is in UAE dirhams, excluding 5% VAT.
Annual maintenance contracts
One contract covering the whole property for twelve months.
Included in every contract
- 3–4 AC services per year — filter, coil wash, gas check and drain clearing
- Plumbing leak and fixture repairs
- Electrical switch and breaker work
- 2–4 pest treatments per year
- Minor painting and handyman touch-ups
Billed separately
Stated up front so there are no surprises on the invoice. These sit outside the contract price:
- Parts and major component replacement, at cost plus 20%
- Full rewiring
- Waterproofing
- After-hours callouts, at a flat AED 150 surcharge
Prefer to pay per visit?
No-contract callouts are available. A contract works out cheaper from roughly the tenth visit onward, and it gets you a guaranteed response time.

Covers the first 90 minutes on site. Runs longer? It's AED 99 per additional hour after that — we'll always tell you before continuing.
Renovation
Finish levels are priced per square foot. Whole-project scopes are quoted as a fixed price against an agreed specification.

Permits and approvals
Cosmetic and paint work generally needs no permit. Structural, electrical, plumbing or AC work needs a building-management NOC — usually 5 to 7 days — plus a Dubai Municipality permit, typically 10 to 12 working days. We apply for both on your behalf and build the lead time into the schedule. Unpermitted work risks fines of up to AED 50,000 and a stop-work order.
